PacTrust Vancouver – Nautilus
Overview
This PacTrust Vancouver project is a design build project. It is intended to be the Nautilus headquarter, yet at the same time be universal for all possible future tenants. The current building consists of executive offices, four high density office space (cubical farm), fitness center, locker room, and break room. The interior of the building is zoned by individual gas-fired packaged rooftop units and is controlled by dedicated thermostats. The purpose is such that if a new tenant occupies the space, the mechanical system can be easily modified. The building also contains a server room that was designed with a cooling system to provide 20 ton of cooling, along with an emergency air evacuation system. The final design consisted of 40 rooftop HVAC units.
Aside from designing the mechanical system to be universal, the plumbing system also had to be just that. The final plumbing design included gas fired water heaters, tankless water heaters and garbage disposals that would serve four bathroom groups, two locker rooms and two break rooms. Installation coordination was heavily enforced by an owner’s representative and architects to ensure that the building and ceiling layout is aesthetically pleasing.
